The Art of the Compromise: Why Your Dream Home Might Not Look Like Your Wish List

Is your property wish list actually stopping you from finding a home? Malcolm Prescott shares why the "perfect" house is often the one you didn't see coming.

Most homebuyers begin their search with a mental scrapbook of dreams: the wrap-around garden, the open-plan kitchen, the specific postcode... But as anyone who has actually signed on the dotted line knows, the house you end up buying rarely looks exactly like the one you initially described to your agent.

In a recent conversation on Golden Nuggets: Movers & Shakers, Malcolm Prescott, Managing Director at Webbers Estate Agents, joined Silvia Eldawi to peel back the layers of the property search. With four decades of experience, Malcolm argues that finding the right home isn't about finding a property that ticks every box—it’s about knowing which boxes actually matter.

    The Financial Foundation

Before the first viewing is even booked, Malcolm emphasizes a step many eager buyers overlook: the cold, hard reality of the "all-in" cost. It isn’t just about the mortgage or the deposit. There are legal fees, stamp duty, moving costs, and the inevitable "settling in" expenses.

Understanding your genuine affordability is the ultimate filter. Without it, you aren't just looking for a home; you’re looking at a fantasy. By pinning down the budget early, you gain the freedom to be realistic about what—and where—you can buy.

    The 10-to-3 Exercise

One of the most practical "Golden Nuggets" Malcolm shares is his strategy for narrowing down the wish list. He suggests buyers start by listing ten things they want in a property. These might range from "south-facing garden" to "en-suite bathroom" or "near a specific school."

The magic happens when you force yourself to whittle that ten down to just three or four true non-negotiables. These are the elements that, if missing, would make the house unliveable for your specific lifestyle. By identifying these "must-haves," everything else becomes a "nice-to-have"—and that is where the potential for a successful purchase lives.

The Danger of the Prescriptive Search

In the age of digital filters, it’s easy to become too rigid. If you only search for three-bedroom houses within a two-mile radius, you might miss the perfect two-bedroom cottage with an attic conversion just three miles away.

Malcolm warns that overly prescriptive searches—especially those driven solely by AI and algorithms—can filter out the "wildcard" properties. He shares a story of a buyer looking for a modern bungalow with a sea view who ultimately fell in love with a characterful cottage tucked away from the coast but with a lovely view nonetheless. The buyer didn’t get what they asked for, but they got exactly what they needed.

The Role of the Human Agent

This is where the relationship with an estate agent becomes vital. A good agent listens to what you say, but a great agent observes how you react. By being transparent with your agent about your lifestyle rather than just your specs, you allow them to introduce those wildcard properties that you might have scrolled past online.

Agents see the flow of a house, the light at different times of day, and the "feel" of a neighbourhood in ways a search filter cannot. When you allow room for an agent's expertise, you open the door to properties that satisfy the soul of your brief, even if they don't meet the technicalities.

    Embracing Compromise

Ultimately, Malcolm suggests that the happiest homeowners are those who understand that compromise isn't a failure—it’s a strategy. Whether it’s choosing a different property type to stay in a preferred location or accepting a smaller garden to get that extra home office, the "right" home is the one that facilitates your life, not just your aesthetic.

If you’re currently searching, take a moment to look at your list. If you could only keep three requirements, what would they be? The answer might just lead you to a front door you never expected to open.
